日度假飯店低價拋售　12坪套房賣30萬

日本新潟縣的越後湯澤赫赫有名，這裡有10個以上的滑雪場，80年代景氣正好，湯澤町的溫泉度假飯店一家接著一家開，不過泡沫經濟之後，來消費的人變少了，度假飯店變成門可羅雀。

不動產業者：「這是一房一廳一廚，40平方公尺的房型。」

把度假飯店拆成小套房出售，一房一廳一廚大約12坪，售價120萬到100萬日圓，折合台幣大約30幾萬，就能當屋主。屋主：「景觀真是一極棒。」

雖然是屋齡超過20年的老飯店，不過當時走的就是豪華路線，因此現在拆開分售的套房品質都還有一定水準，售價也只要市價的1/10，吸引不少人來度假勝地置產，提早布局退休生活。

不動產業者：「度假飯店套房價格已經探底，在市場上一定越來越搶手。」

原本小鎮人口流失嚴重，在地人都到外縣市找工作，直到度假飯店開始賣套房，外來人口進駐，現在已經占了總人口數的一成。湯澤町產業觀光課：「入住人口變多，經濟活動也都集中在小鎮，對小鎮的經濟效益有一定幫助。」

低價拋售套房奏效，現在度假飯店漸漸恢復人氣，不過面臨同樣轉型危機的飯店還有60幾棟，湯澤町這個小鎮想重返80年代榮景，只怕還有一段路要走。
